You own a condo in Toronto. Your exterior windows get cleaned 1-2x per year by the building's crew (via your maintenance fees). But the interior? That's on you. And most condo owners never clean them — because they don't know how to hire someone, navigate building access, or what it should cost. This guide covers everything.

Check your declaration: Every condo's declaration (the legal document defining what's common element vs unit) defines window responsibility differently. Some buildings make owners responsible for the ENTIRE window (interior + exterior of the glass unit). This is more common in townhouse-style condos. If your declaration says "windows are exclusive-use common elements," the corporation maintains the structure but you may be responsible for cleaning both sides. Ask your property manager.

Floor-to-ceiling windows: Add 25-50%. More glass area per window = more time. Common in CityPlace, ICE, Harbour Plaza, and most post-2010 builds.

Building Access — Step by Step

Notify your building (48 hours before)

Email property management or tell concierge: company name, date, time window, number of workers. Most buildings require this.

Provide insurance proof

Most condo corporations require $2M liability insurance from any service provider. Ask your cleaner for their COI (Certificate of Insurance) — send it to your property manager. MANTLE provides COI automatically.

Arrange parking

Visitor parking, loading dock, or street parking. If street parking: check Toronto's Green P for permits. Let your cleaner know the parking situation when booking — it affects pricing if they need to pay for parking.

Book service elevator (if needed)

Some buildings require service elevator booking for any equipment. Window cleaning equipment is minimal (bucket, squeegee, cloths) — but check your building's rules.

Be home or arrange access

You need to be present (or leave a key with concierge) for interior cleaning. Unlike house exteriors, condo interiors require someone to let the cleaner in.
